Why choose Redwood to promote my land?We are a small local company that has been operating for 9 years. As we are both land promotors and developers, we will understand the most appropriate and financially beneficial use for a site and have the knowledge and expertise to get through the planning process, while addressing any technical construction issues. This maximises the sale value of the land, and therefore the amount of money the land seller receives! Because we are small, Redwood's founder, Andrew, leads all the projects which enables us to be completely flexible about how we work with landowners. We really take the time to understand what you would like to achieve and work together with you to achieve it.

How much will it cost?Nothing! The land owner enters into a contract with Redwood which states that Redwood will fund all legal fees, Architects and consultants fees, application fees, survey costs etc. ie all of the significant costs that are required to obtain planning permission for a site. There are no costs at all to the landowner up front. If planning permission is achieved and the land is sold then Redwood will receive a pre-agreed amount of the sale proceeds at that point.

How do Redwood make money by getting planning for my site?Right at the start, and written into the contract, is the agreement that if planning permission is obtained and the land is sold, then the land seller agrees to pay Redwood a small percentage the of the land sale price. This covers all the costs involved in obtaining planning permission and an operating profit for the company to cover overheads, wages etc. If planning permission is not achieved, then the contract is cancelled and the landowner pays nothing and has lost nothing. By only receiving a percentage of the sale price, it is in Redwoods interest to get planning permission as soon as possible and sell the land for as much as possible. Therefore Redwoods interests are aligned with the interests of the land seller.

What happens if planning is not obtained?The contract is terminated and there is no cost to the land owner. Redwood cover all the costs of setting up the Promotion Agreement and obtaining planning at their own risk. The land owner has not spent a penny and lost nothing!

Can I get planning permission myself?It may be possible for the landowner to assemble and pay the full design team required to obtain planning permission, then manage the process themselves. This is likely to be costly, time consuming, risky and stressful. If planning is not obtained then the money spent will be lost. As Redwood have the experience and expertise required to efficiently develop a high value scheme and obtain planning, it's possible that the land owner may take home more money from the land sale by partnering with Redwood, rather than by trying to do it all themselves (and they wont have to do any of the work, take any of the risk or invest any money). This is because the increased sale value of the land that Redwood achieve may more than cover the Redwood commission that is paid at the point of sale.

Can I sell my land without planning permission?Yes. But land without any planning permission is usually worth a tiny fraction of the price of land with a current planning permission in place.

What types of sites do Redwood take on?We specialise in smaller sites such as infill plots (eg a landowner with a large garden they are looking to divide up and sell off), redevelopment of plots with existing building onsite (eg pubs with car parks, petrol stations, hotels etc) or smaller greenfield or brownfield sites for multiple new buildings up to 10 units. We have a particular specialty working locally in Devon and the surrounding area.

Will house construction on my land be disruptive?Not necessarily! We are enthusiastic about modern methods of construction such as modular or offsite construction. Houses can be constructed offsite to a very high standard, then transported to site in modules then bolted together and plugged in. Only the foundations and utilities actually require construction onsite. This approach can significantly increase the speed of construction onsite, with very little disruption to anyone living near the site.

Will building on my land affect my privacy?No, it doesn't have to. If a house is proposed to built near yours, we will work with you to agree a boundary treatment that you are happy with between your house and any proposed houses. This can include high timber fencing, planting of trees and hedges etc. You can also have input into the design of the proposed houses, including site layout, window location etc.
